As reported by the Australian Bureau of Statistics, Queensland has seen approximately 14,000 Australians migrate from interstate in the 2nd & 3rd quarter of 2020 and there is no sign of a slowdown in interstate migration to Queensland. The growth in Queensland residents has created a high demand for homes. Either by owner occupiers or by long-term residential tenants. This has driven average weekly rentals and property prices sky high. Low interest rates and the desire for interstate migrants to work from home in Queensland has fuelled emotive buying tactics which put further pressure on the tight rental market. At the height of the pandemic,Read More →

Since I was involuntarily thrust into this industry 15 years ago, I have long concluded, and thus argued that onsite managers make ideal candidates for investment property management. Onsite Managers live on site (ya don’t say, Nick?) and have invested on site so they have a vested interest in ensuring quality tenants are selected for the property. They keep maintenance costs low without the need for costly call-out fees for basic issues. They know the building intimately, being privy to the body corporate committee’s wishes and also the rental demand inside the complex and the area as a whole. A good onsite manager, armed withRead More →

Dear Nick,I posted a listing last week and I can’t find it when I search for it on RealEstate.com.au! Why is it not on there?!Signed,Every Onsite Manager. This is an email I receive several times a day. It happens so often I decided to write an article about it. Firstly, it always pays to provide the LISTING ID for specific issues. It is the number shown on every listing and it will start with a 39xxxx (sometimes 38xxxxx if it’s an older one). This listing ID is like a serial number for your listing. It is unique to every single listing. You can have 200Read More →

Welcome to our new monthly column, ‘Dear Nick’. Each month I’ll take a support question a manager has sent me, and share the advice. This month’s question comes from J. A new manager who joined our agency last year. He writes: Dear Nick, I have 3 vacancies. All are break lease. I have an obligation to mitigate the loss for each of the properties. However I also have a newly available property  (tenant recently moved out) and these listings tend to get more inquires since its ad is more recent. As a result ex tenant who moved our first ends up paying more rent thanRead More →
