have expanded their management rights sales operations to the
Sunshine Coast.
Alex Barker Ré, is head-lining this new and exciting enterprise.

FROM POP STAR TO 5-STAR MANAGER AND BROKER
Alex hails from a very interesting background.
Before meeting his wife, Eloise and moving to Queensland and the
wonderful world of management rights, Alex was a musician in
Manchester – a drummer and keyboardist – and founded the band
Swish, landing high on the charts with original songs such as
“Getaway”, “Love Moon” and “Slowly “.
He loved this life, but it was not possible to make a decent living, even
with the success he and his band enjoyed.
Enter the gorgeous Eloise from Australia, whose parents ran a
management rights business in Queensland, and the rest is history.
Upon arrival in Queensland and enjoying its sharp contrast to the grey
skies and icy winds of Manchester, Alex quickly became hooked.

He considered that the management rights industry offered incredible
opportunities to those with a variety of skills and most of all a passion for
the destination and the industry.
Starting out in South East Queensland and then moving to Port Douglas
- which they’d loved on previous holidays- Alex and Eloise specialised in
off the plan, permanent-let properties before moving into short stay.
Now, after many years living in Port Douglas, Trinity Beach, Clifton
Beach and Palm Cove, Alex says the move to the Sunshine Coast was
essentially inevitable. With two sons – one following in Alex’s footsteps
at The Queensland Conservatorium, Griffith Uni, where he is studying for
a degree in music, and the second son in his final year of high school –
and also planning to study in Brisbane, Alex and Eloise wanted to be
closer to them.
They have always loved the Sunshine Coast where they have many
friends and colleagues.
FOOTBALL COACH EXTRAORDINAIRE!
Alex’s other love is football, and he has recently enjoyed coaching the
Noosa Lions U9 Sunshine Coast League. He says:
It is an absolute pleasure to have coached the Noosa Lions U9 FQ
Academy team this season. The boys played up in the U10s Sunshine
Coast league and won 15 – drawn 0, lost 0. An incredible achievement
from an incredibly talented group.

A GREAT COLLEAGUE
Alex is described by Calvin Bailey as:
Alex is an inspiration to us, and to the business. He is super-motivated,
a very good listener and a genuine and caring family man.
For Alex, the move feels like fate. After more than two decades in the
North Queensland management rights industry, he says the stars have
aligned.
Recently in a Resort News article he said “I have always had a desire to
relocate to a cooler climate, particularly the stunning Sunshine Coast,”.
“And with my eldest son moving south to start university, the timing could
not be more perfect. The transition has come together seamlessly, and I
am excited for what lies ahead in both life and business.”
Alex’s industry experience is formidable. From 2001 to 2011, he served
as North Queensland Sales Director for Venz Management Rights
Specialists, overseeing end-to-end sales of countless management
rights businesses and associated properties worth tens of millions of
dollars. In 2017, he joined Calvin Bailey Management Rights (CBMR) a
decision he describes as “working with a respected industry leader and
genuinely great bloke.”
Beyond sales, Alex has also walked the talk. Since 2001, he has owned
and managed eight different management rights properties across
Queensland, from the Gold Coast to Port Douglas and Cairns. This first-
hand experience in permanent letting, holiday letting and off-the-plan
projects has given him a rare depth of understanding.
“As I shift my base to the Sunshine Coast, my commitment to the

ALEX’S ADVICE TO THOSE WISHING TO SELL, IN TODAY’S
MARKET
It’s a dynamic and changing world.
The contract periods are lengthening, from what used to be three
months, to now, more likely 4 – 5 months.
This is mainly due to more stringent legal requirements, delays in
finance approval and delays in body corporate assignment.
So, be ready for sale. Ensure that all owner appointments are in order.
Are all your Agreements up to date?
Have you topped up your Letting Agreements so that you have the
maximum number of years to run on these agreements?
Do you have your current P & L for sale purposes, ready and prepared
by your accountant?
Do you have a current valuation and/or what was your last valuation
telling you, for example about pricing for sale and multipliers?
ALEX’S ADVICE TO NEW ENTRANTS IN 2025/2026
It is a very satisfying, exciting and profitable industry to work in.
You need to collaborate with your stakeholders, e.g. the owners and
body corporate, guests or tenants, other agencies and financiers.
You have to be a people person, a good communicator and able to work
under pressure at times.
And be prepared to have some fun along the way as well
