Landlords, Tenants, Renting and Management (Page 12)

Information about renting units

Your investment property could be at serious risk of damage with a new trend of tenants holiday letting rooms or the entire property through Airbnb on a per night basis. This can significantly increase the risk of damage and security of your property without the extra reward for you as the landlord. In other words your tenant could be making extra income from your property but you are wearing the risk. Legislation governing tenancy agreements is outdated as most of it was written before Airbnb existed. So you need to be proactive and start protecting yourself. Quick disclaimer first. I am not a lawyer soRead More →

We have all seen the show “Undercover Boss”. There have been two instances over the past 2 years that I have placed myself in the relief management/temp world as an “undercover boss”. What is it really like to be a relief manager? “Easy” you’d think. You just come in, do your job, leave at the end of the contract and get paid well. You are greatly mistaken. When I first put the feelers out about starting Real Strategix Relief Management Program it happened by sheer accident. As you quite possibly know I am a Trainer. I have over 15 years’ experience in all aspects ofRead More →

1form

When we initially activated 1Form for our managers almost a decade ago, we were shocked to be met with an overwhelming chorus of protests. Back in those days, managers were not impressed that they were receiving applications via 1Form and demanded we switch the service off again, at once! The objections ranged from inconvenience at having to use something “new”, to distrust of a 3rd party forwarding tenant information, to the complaint that they were “getting too many applications” for properties (Do you remember when getting too many rental applications was your biggest problem? What a time to be alive!) Of course this was 8-9 years agoRead More →

Finding a good relief manager is difficult, finding a great one is rare! I will ask you this, how much is your business worth in the hands of someone else? When we receive a phone call from a client requesting a relief manager and they ask how the process works, the one thing I am always upfront about is – “you will not be 100% satisfied as I guarantee they will do something incorrect” – this generally gets a gasp down the phone but I then explain the reason behind it is simple…. “they are not you”. You have run your resort for a numberRead More →

Unfortunately, in this day and age, it is almost necessary for an Onsite Manager or leasing consultant to complete a course in self-defence along with their registration. I began asking Onsite Managers if any have had scary encounters whilst at a tenant’s premises.  Statistically speaking, 1 in 5 had some sort of scare.  I personally, have been pushed against a wall, whilst carrying out an exit inspection, by the outgoing tenant.  This drew me to the conclusion to NEVER agree to conduct the inspection with them present. Routine inspections, if carried out correctly, should be fairly straight forward and the tenant should, in most instances,Read More →

We are definitely seeing more and more management rights businesses being created without the need to own a piece of real estate with them. This is particularly the case in new off the plan developments. Some of these are large enough to be purely standalone businesses, but most of them in smaller schemes seem to be designed to be able to operate on a standalone basis, but also as a ‘bolt on’ to an existing management rights business. We have written previously about things you need to consider when thinking about separating your management lot from your management rights business here. The key theme thereRead More →

It’s becoming an all-too-frequent occurrence these days that photographers contact us, quite upset, because someone has violated their copyright on images and floor plans in property marketing. When we contact the manager to inform them of the breach, the response is invariably the statement: “but the vendor / owner / previous manager gave those images to me to use!” Unfortunately, this couldn’t be further from the truth and managers are often shocked to discover this. Under copyright law in Australia, copyright exists automatically once an artist creates a work, be it a photo, drawing, video, etc. Copyright grants the original artist the right to reproduce orRead More →

We often hear complaints from our clients that when they attend Tribunal and /or Court, that they are not awarded any compensation, for instance, for the time taken to prepare an application to Tribunal/Court, or for the time taken in attendance at the Tribunal/Court. Many Property Managers have stated to us that when at Tribunal/Court they have applied for these items as compensation but it has been rejected. Certainly the management agreement between your agency and the landlord provides that the landlord will be responsible for your professional costs in preparation and attendance at Tribunal/Court, however the fact is that that agreement is between youRead More →

A lot of what we do at TheOnsiteManager, is market complex rentals, and residential sales for onsite managers like you. In fact our office markets thousands of listings per year for onsite managers. So it’s safe to say, we do a lot of marketing. One of the questions I get asked time and again by our managers is how to generate more enquiries from marketing. Here’s what I’ve learned. The first thing to remember is that RealEstate.com.au’s search results are very clean. In fact there’s only 2 things you can edit that display in the search results: the rent (or sale price) and the main photograph.Basically, thoseRead More →
