TWO landmark oceanfront resorts on the Sunshine Coast and Fraser Coast changed hands today (August 1, 2018) with the settlement of separate blue chip management rights sales for a total of close to $15 million. Lets face it, your owners COULD manage their own rentals, there’s nothing stopping them, they don’t even need to be qualified… But just because they could do something themselves, doesn’t make it a good idea. Your owner clearly understands that, it’s why they hired you. They made a conscious decision to appoint a trained, experienced, and professional manager to handle the marketing and management for them. They did this because they accept that there are certain tasks that are outside their area of expertise. They might be a really good doctor, pilot, or insurance salesman, but they know being good at whatever they’re good at,Read More →

Article supplied by HiRUM, Original article from Snapshot With massive amounts of data now available to hotels, it’s safe to say that all future technologies will rely on data and integrations. The need for an independent system to collect and connect all existing data for hotels has become inevitable. Enter the data platform, but what does that mean and how does it work for hotels? Data analytics. Data intelligence. Harmonized data. Big data. We’ve all heard about the endless facets of data, but data is essentially worthless unless it is properly stored, intelligently related to the various parts, and made accessible to users and otherRead More →

I frequently speak with managers who are frustrated by the standard of service offered up by so-called specialists in Management Rights, who in reality, have limited experience and knowledge of this industry and result in unnecessary professional fees and cost blowouts. Existing “industry accreditation programs” appear to me as little more than pay-for-play operations that exist purely to sell magazine advertising, where anyone can be ‘accredited’ if they simply open their chequebook. This doesn’t help our industry, in my opinion, as such we have set out to develop a program that has complete financial independence and is entirely merit based, as measured by the managementRead More →

We first wrote about bullying in strata more than two years ago. We have been waiting for a while, but we finally have a decision from the Fair Work Commission (FWC) that gives some guidance about whether the sort of conduct we regularly see in terms of committee and resident manager communications constitutes bullying. And if we are going to gloat just a little bit, it played out the way we predicted it would. Every other day we deal with business relationship breakdowns in strata. Tit gets exchanged for tat. Petty email wars ensue. Mud gets thrown and names called. A committee/management rights relationship is a special one. IfRead More →

I was once told that the definition of a consultant is someone who steals your watch and then asks you the time.  I have also heard that a good accountant, when asked the total of 2 + 2 will reply, “What would you like it to be ?” Perhaps fortunately, in our world, things are a bit more cut and dried.  We are certainly seeing a quantum shift in the banks’ approach to loan assessment and obviously the various investigations and commissions currently under way are driving a far more conservative credit environment. Interestingly, this is leading to a refocus on lending fundamentals and, inRead More →

Article supplied by HiRUM, Original article from Snapshot The benefits of building a strong online review profile are irrefutable…Online reviews not only provide a unique opportunity to foster guest relationships post check-out, but have also been proven to deliver higher profits to accommodation providers. We discussed these benefits in more depth in a recent blog article. Now, we would like to explain to you the benefits of responding to the reviews your property receives & how you should go about doing so. Reviews, responses and Google It’s rare for Google to openly discuss aspects of their ranking algorithm, but perhaps in an effort to support smallRead More →

For those of you who may still think the photo I use in some articles is current, it is not. The look of shock on some faces when we first meet suggests that it might be time to update said image and nothing confirms my retreat into older age more than recent events.  Yes, it’s true.  The managing director and I have purchased a caravan.  But Mike, you’re too young I hear you cry.  Nonsense, the MD may be too young, child bride that she was, but I am certainly age qualified. In fact, I know of several other industry specialists who call something onRead More →
